Harborside

Completed in 2022, SJP Properties served as Project Developer in overseeing the repositioning of Mack-Cali Realty Corporation’s Harborside Plaza 1, 2 and 3.

The project entailed the redesign and reskinning of the office and retail complex, which serves as the centerpiece of Jersey City’s waterfront business and cultural district, with tenants in place. The buildings were originally built in 1928 for the Pennsylvania Dock and Warehouse Company and were then converted and renovated into office buildings. The buildings are each eight stories tall and are fronted on the Hudson River by a three-story linear commercial and retail floor plate with retail use on the ground floor and offices on the second and third floors. Harborside 2 and 3 have smaller projecting bulkheads from levels 9 to 13+ with office floors on levels 9 and 10 and machine rooms on levels 11 and 13. The renovation project included replacing the façade and entrances of Harborside 1 as well as the retail podium first three floors facing east of Harborside 2 and 3. Renovations to Harborside 1 include mechanical and electrical core upgrades, center core restrooms and stair circulation, level four green roof on Harborside 1 and new south office entrance hardscapes and landscaping.
