Kiana Groomes

Kiana Groomes serves as Assistant General Manager at 11 Times Square, SJP Properties’ flagship Class A office tower in New York City. In this role, she supports all aspects of property operations, including tenant relations, financial management, capital projects and vendor oversight. Kiana brings a strong operational focus and plays a key role in budgeting, reforecasting, compliance initiatives and the execution of capital improvements, while enhancing tenant experience through amenity programming and service delivery.

Kiana has more than 10 years of experience managing and supporting premier commercial office assets totaling several million square feet across New York City. Prior to joining SJP Properties, she held positions with RXR Realty, Waterman Properties, Paramount Group, Jamestown and Tishman Speyer, where she was responsible for capital projects, tenant buildouts and base building operations. She attended Fordham University and is proficient in industry platforms including Yardi and AvidXchange.
