N.J. town selects developer for major downtown project near historic Green

Morristown officials have conditionally designated SJP Properties to redevelop a collection of long-vacant downtown properties into a mixed-use complex with 200 housing units and about 120,000 square feet of commercial and retail space.

Mayor Timothy P. Dougherty and the town council announced the designation Tuesday for properties at 1 North Park Place, 17-21 North Park Place, 11-23 Washington St. and 2-10 Washington St.

The buildings, including the former Century 21 department store site, would be replaced under the proposal.

“This is an important step forward for a part of downtown that has been waiting for new life,” Dougherty said in a written statement. “These properties occupy a highly visible location in the heart of Morristown, and their redevelopment will have a tremendous impact on our downtown.”

The town designated the properties as an area in need of redevelopment as part of a broader downtown reinvestment initiative focused on the area around the historic Morristown Green.

SJP Properties founder and CEO Steven J. Pozycki said the project would build on the company’s earlier M Station developments in Morristown.

“M Station has been a transformative development for Morristown, and the redevelopment of North Park will advance our long-standing vision for a more vibrant and elevated Morristown Green,” Pozycki said in a statement. “Through the arrival of a skilled workforce, high-quality retail, and premier housing, we’ll reactivate this area and restore its place at the center of the town.”

SJP previously developed M Station East and M Station West, which together brought approximately 3,400 employees and multiple retail businesses to Morristown.

Details about the new redevelopment project — including architectural plans, site design and potential commercial tenants — will be released as the project moves through the planning and approval process.
