M Station developer SJP tapped to rescue stalled Morristown Green properties
The firm has been conditionally designated to transform the vacant downtown block into a mixed-use destination featuring new housing, retail and commercial space.
The high-profile project targets parcels spanning 1 North Park Place, 17–21 North Park Place, 11–23 Washington Street, and 2–10 Washington Street. This footprint includes the long-vacant former Century 21 department store building—which has remained shuttered since the pandemic—alongside several surrounding storefronts and vacant office spaces.
According to reporting by Morristown Green, SJP’s preliminary plans outline a transformative mixed-use layout featuring approximately 160 residential units (noted locally as part of a roughly 200-unit housing scope alongside broader commercial plans) and 100,000 to 120,000 square feet of build-to-suit office and commercial space complemented by ground-floor retail.
As noted by Morristown Green, the selection of SJP Properties introduces a trusted local developer with a proven history of executing large-scale, transformative projects in the municipality. SJP previously developed M Station East and M Station West on Morris Street—bringing corporate heavyweights like Deloitte and Sanofi, thousands of daytime employees, and destination retail like Sweetgreen to downtown Morristown.
“This is an important step forward for a part of downtown that has been waiting for new life,” Dougherty said. “These properties occupy a highly visible location in the heart of Morristown, and their redevelopment will have a tremendous impact on our downtown. This proposal gives us an opportunity to bring new housing, commercial activity and retail to the area while creating a more vibrant and connected downtown for residents, businesses and visitors.”

The Town Council’s action establishes a 90-day exclusive negotiating window (with a potential 60-day extension at mayoral discretion) for SJP to finalize a formal redevelopment and pre-development funding agreement with property entities managed by Dave Brown.
While design concepts remain preliminary, city officials and stakeholders are optimistic that SJP’s execution capabilities will finally deliver a cohesive design to repair the urban fabric, eliminate long-standing blighted vacancies, and energize the corridor surrounding the historic Morristown Green.
