Long-Vacant Morristown Properties Could Get New Life with Major North Park Redevelopment

MORRISTOWN, NJ – A collection of long-vacant properties near the Morristown Green, including the former Century 21 building, could be transformed into a major mixed-use development featuring new housing, commercial space and retail.

Morristown Mayor Timothy P. Dougherty and the Town Council announced that SJP Properties has been conditionally designated as the redeveloper of properties at 1 North Park Place, 17-21 North Park Place, 11-23 Washington Street and 2-10 Washington Street.

The proposed redevelopment calls for approximately 120,000 square feet of commercial space, 200 residential units and retail space in the heart of downtown Morristown.

The properties have been designated by the Town as an area in need of redevelopment. According to officials, the project is part of a broader effort to return underutilized downtown properties to productive use and continue investment in the area surrounding the historic Morristown Green.

“This is an important step forward for a part of downtown that has been waiting for new life,” Dougherty said. “These properties occupy a highly visible location in the heart of Morristown, and their redevelopment will have a tremendous impact on our downtown.”

Dougherty said the proposal provides an opportunity to add housing, commercial activity and retail while creating a more vibrant and connected downtown for residents, businesses and visitors.

Former Century 21 Site Included in Redevelopment

Under the proposal from SJP Properties, the existing buildings would be replaced by a new mixed-use development intended to revitalize the North Park Place and Washington Street corridor.

The announcement marks an early step in the redevelopment process. Specific architectural plans, site designs and potential commercial tenants have not yet been announced and are expected to emerge as the project proceeds through the planning and approval process.

Steven J. Pozycki, founder and CEO of SJP Properties, pointed to the company’s previous work in Morristown as a foundation for the North Park proposal.

“M Station has been a transformative development for Morristown, and the redevelopment of North Park will advance our long-standing vision for a more vibrant and elevated Morristown Green,” Pozycki said.

“Through the arrival of a skilled workforce, high-quality retail, and premier housing, we’ll reactivate this area and restore its place at the center of the Town,” he added.

SJP Previously Developed M Station

SJP Properties previously developed M Station East and M Station West in Morristown. According to the Town, the two developments have brought approximately 3,400 employees as well as multiple retail businesses to Morristown.

The proposed North Park project would continue a period of significant redevelopment in and around downtown Morristown while targeting properties located directly adjacent to one of the community’s most recognizable landmarks.

While the preliminary concept calls for 200 housing units and approximately 120,000 square feet of commercial space along with retail, additional details will be subject to the Town’s planning and approval process.

The conditional designation of SJP Properties does not represent final approval of the proposed development. More information about the project is expected to be released as plans move forward.
