SJP Properties has completed over 250,000 SF of projects for Qualcomm in Somerset Corporate Center in Bridgewater, New Jersey.  The work included initial buildout of the tenant improvement simultaneously with the base-building development and construction. Qualcomm ever-changing electrical laboratory environments also necessitated numerous tenant renovations requiring highly coordinated and isolated work in occupied lab environments.  The overall project includes over 85,000 SF of electrical laboratory space including 12 RF isolated labs with clean power, dedicated supplemental HVAC and isolated grounding.

The building electrical systems include dual feeds from local power company, dual generators which back up A and B Switchgears, automatic transfer switch for loss of power transfer, switchgear crossties for power redundancy, customized power distribution system with multiple panels in each lab, busSTRUT power racks for movable power locations throughout the electric laboratory used when benching is moved around during different testing applications, true grounding and clean power.

The building HVAC infrastructure was modified by SJP Properties to provide air-cooled HVAC for the office spaces and tenant supplemental lab cooling via 8 drycooler units, functioning as four primary and four redundant with programmed rotation for balanced operation of all units.

The building fit-out includes supporting office workplace as well as upgrades throughout the park to accommodate remote testing of various electronic equipment.
