Proskauer Rose Signs 478K SF Extension at Times Square Office

Proskauer Rose has expanded its footprint to about 478,000 square feet at office tower, 11 Times Square.

The deal gives the global law firm roughly 60,000 square feet of extra space across 14.5 of the building’s 35 stories, according to a report from the Commercial Observer. The expansion itself covers the 31st and 32nd floors.

Proskauer Rose, whose lease was set to expire at 11 Times Square in 2031, tacked on 15 more years to its previous commitment at the property.

CBRE represented landlord SJP Properties, while Cushman & Wakefield backed the tenant.

The deal comes as Proskauer Rose needed more space to support recent and future growth, Hal Plott, the firm’s chief real estate and facilities officer, told CO. Now, occupancy at the 1.1 million-square-foot building sits at 93 percent.

The pricing was not clear — but Midtown rents advanced 5.8 percent year-over-year to $84.68 per square foot, according to Colliers’ Manhattan August office report.

The property that sits between West 42nd Street and Eighth Avenue features floor-to-ceiling glass and 14-inch slab-to-slab height. Microsoft also operates office space at 11 Times Square, as well as Rabin Pfeffer and Partners and Synechron.

The site provides immediate access to 12 subway lines.

For office overall in Manhattan, the market remains on pace for its best year of leasing since 2000, according to the August report from Colliers. That comes after signings dipped 16 percent from July and 12.3 percent since August 2025, to 3.25 million square feet last month.
