In May 2025, Paris‑based pharmaceutical company Sanofi opened a 260,000‑square‑foot flagship office at M Station West in Morristown, bringing new energy and increased retail activity to one of New Jersey’s most vibrant downtowns. The $130 million, self-funded project marked the third developed in Morristown by SJP Properties in three years – all aimed at connecting the workplace with the surrounding community and reinforcing the town’s standing as a premier business destination.
The seven‑story, state-of-the-art building reflects Sanofi’s vision for a science‑driven, workplace. Employees enjoy flexible workspaces, a digitally enabled smart design, a wellness room, an on‑site electric vehicle charging station and a sustainable design said to use 28% less energy than a standard office and reduce greenhouse gas emissions by more than 24%.
Beyond the workplace itself, M Station West was designed to engage the broader community with three active terraces, a publicly accessible dining experience, and a landscaped rooftop – said to be the largest in New Jersey – created for work, wellness, and social connection. At street level, a new promenade and public plazas link the NJ TRANSIT station with the Morristown Green, creating a lively, park‑like corridor shared by employees and other pedestrians.
Beyond its progressive design, the project generated approximately 400 construction jobs and supports 1,800 permanent positions while also helping energize downtown retail, strengthen housing demand, and position Morristown as an increasingly attractive destination for employers, residents, and visitors.
