Peapack Residential is a to-be-built luxury single family residential community located on approximately 82 acres in the Borough of Peapack, New Jersey. It is to be comprised of 68 new homes of very distinctive architecture that is consistent with the character and quality of the surrounding area. The site is sloping and wooded which called for the homes to be designed in such a manner so as to integrate with the land and meet the specific goal of preserving as much of the existing tree growth and terrain as possible. Minimal roadways and infrastructure, front accessed garages and walkout lower levels are a few of the design elements that will allow the homes to be built with minimal impact on the environment.
The homes have been designed to appeal to the more affluent homeowner who is interested in moving out of their large estate home and into a more manageable maintenance free lifestyle without compromising on the size and quality of homes they have grown accustomed to living in. It is likely many will use their new home as a part time residence. The community will be age restricted requiring at least one resident to be of a minimum age of 55.
The homes are designed in side-by-side clusters of two each so as to create the look of the large estate homes prevalent in the area. A total of three home designs (A, B, and C) have been created. They will be built in various configurations to ensure a variety of facades and massing on each street. In addition, there are two single family detached lots (D and E) which have been created with slightly modified designs. The home sizes are as follows:

The carefully developed floor plans of the homes provide for all the amenities a luxury buyer could want including expansive dining rooms for entertaining, large eat-in kitchens with islands, elevators, spacious family rooms and master bedroom suites with luxurious bathrooms located on the first floor. Each home has been designed with access to outdoor living space and patios from the lower level, upper level walkout verandas as well as elegantly landscaped surrounding space.
Every home contains a 2-car garage. The facades have been coordinated with both front loaded and side loaded configurations to ensure that only one set of garage doors for each two residence cluster will face the street. This alternating garage configuration along with the carefully designed facades will provide for an elegant streetscape offering a great deal of variety that is consistent with estate style living.
Each cluster of homes will have a unique and very stylized elevation designed in the Americana, Nantucket and French Country styles. The details that make each elevation unique wrap on all four sides to ensure highly quality appearances from all views. As part of the design criteria and external zoning approval process, Peapack Residential will be built using the highest quality, maintenance free materials available. These materials include for example brick veneer, true building stone veneer, and maintenance free clapboard siding. A to-be-formed condominium association will be responsible for the ongoing maintenance of the residences.
