45 Park Avenue is a ground up luxury condominium development at park Avenue and 37th Street in the Murray Hill section of Manhattan. This project involved the acquisition of an antiquated hotel, its demolition and the creation of a contextual design, 22 story building that won the Development Award from McGraw-Hill publications as the Best Residential Building built in New York in 2007 and the Best neighborhood Building by Murray Hill Neighborhood Association. SJP's equity partner was Prudential Real Estate investors. The $140 million project was a huge financial success, acheivig over $1,400 PSF selling price - far in excess of surrounding market prices. The project was built with inclusionary housing bonus FAR that assisted in the development of affordable housing in the nearby neighborhood.
