SJP Properties purchased the 829,000 sf Warren Corporate Center complex on King George Road from Lucent Technologies in 2001. The transaction was undertaken in an extremely tight time frame, with negotiations, due diligence, and the closing of equity funding all completed within 30 days. The 5-building, high-tech research and Class A corporate-office campus is strategically place within the Watchung Mountains on 187 acres in Warren Township, New Jersey. With direct access to Interstate 78 from the full four-way interchange at Exit 36, the site represents one of the most strategic locations along the I-78 corridor and is less than a half-hour from Newark Liberty International airport and within 30 miles of Manhattan. The facility is equipped with the most advanced telecommunications labs, fiber optic research facilities, and executive offices – as well as three full-service cafeterias, a fitness center, and four parking decks, all completely protected by a maximum-security system. Following Lucent’s departure from the property, Citigroup leased the entire campus in 2004.
