For the Prudential Insurance Company, SJP developed a 427,000 sf, nine-story build-to-suit office building plus a five-level, 2,500-car parking garage. The site is located at 194 Wood Avenue South within the Metropark office campus, near the Englehard Corporate Headquarters that SJP developed in 1990. In this project, we worked directly with both the Prudential Corporate Real Estate Department and User Groups to design a building for their specialized uses. Among the amenities constructed for Prudential were an auditorium, a full service kitchen and servery, a conference center and data center, electronics labs and the like. SJP directed the Design and Engineering team to expedite drawings and documents through a complex site plan approval and building permit process. SJP also coordinated the traffic and off-site improvement process, which involved complex coordination procedures between the Department of Transportation, the Highway Authority and Woodbridge Township. Construction began in the fall of 1998 and the facility was completed in November 1999. SJP acted as developer for the overall project including design, approvals oversight of the construction manager, tenant fit-out and construction of other amenities.
