This project involved the development of a 280,000 sf, ten story office building for Englehard Corporation to serve as the company’s World Headquarters. Located at 101 Wood Avenue South, the property is situated within the Metropark office campus in Woodbridge Township, New Jersey. When the project began, the property incorporated not only the development site for the Englehard Headquarters, including a 625-car, curvilinear parking garage, but an existing office building at 99 Wood Avenue South, which stood at only 50% occupancy. SJP acquired the entire site, modified the design for the new Englehard Headquarters and amended the then existing state and local approvals. To improve the proposed building’s marketability and meet Englehard’s design requirements, SJP reworked the building cores, modified the circulation and loading patterns, added an extra elevator, accommodated cafeteria and separate executive dining in the building, reworked the ramping of the parking garage and completed construction. SJP brought the facility to full occupancy, and the property was subsequently sold. SJP also acted as construction manager of the entire tenant fit-out of the building, which included extensive executive areas, trading floors, executive dining, cafeterias and other corporate amenities. In addition, SJP arranged construction and permanent financing, created a partnership, operating lease and ownership structure to maximize Englehard’s desired tax results and provide off balance sheet financial treatment. SJP completed the project within 15 months to meet Englehard’s occupancy requirement time frames and, through exceptional planning and efficiency, finished +/- $2,000,000 below budget.
