In 1996, SJP purchased the former Science Management Corporation headquarters and quickly proceeded with major renovations, which included replacing the entire window system, modernizing the HVAC system and upgrading the landscaping. Within 60 days of purchasing the building, SJP entered into a long-term lease with BEA Systems, a leading software development company, for the entire building. The 65,000 sf office property, situated in Bernards Township, the heart of Somerset County’s “Blue Chip” Corridor, is approved for a 36,000 sf expansion, allowing for over 100,000 sf of Class A office space.
In 2008, SJP continued its program of providing the highest quality office space available by implementing a comprehensive upgrade program. The upgrades included the installation of two new 90-ton roof top AC units that are controlled by a state-of-the-art Building Management System allowing the Building Engineer total control on site as well as off site for temperature adjustments and energy efficiency monitoring of in-line HVAC equipment. A new Siemens addressable fire alarm panel has been installed. Elevators, including motors, pumps, hydraulics, controls, and door closures, have been completely modernized, and both cabs have been upgraded with new state-of-the-art interiors. Upgrades to Base Building restrooms include new modern solid surface vanity top with integrated sinks and sleek new faucets, powder-coated enamel toilet partitions and enhanced lighting. New superior sound attenuated ceiling tiles in the three-story atrium as well as in the areas surrounding the atrium. In addition to the interior modifications, SJP Properties has enhanced various site lighting by replacing the existing bollard lighting with a new modern type bollard that vibrantly illuminates the walkway leading to the building’s entrance. The building’s grand entrance and south elevation are also tastefully illuminated accented by flood light fixtures highlighting the building’s character. A colorful and plush landscaping plan is underway to provide a more secluded surrounding to the already park like setting. The plans include planting of dogwood and crabapple trees along with hundreds of evergreen shrubbery. The entire exterior stone façade has been professionally cleaned and sealed to provide a new appearance for our new tenants.
